Vacation Rental Marketing

Stop renting to strangers. Start building guests who come back.

Airbnb and VRBO are discovery channels — useful for filling calendars, but expensive to depend on for everything. The vacation rental businesses that grow predictably are the ones that build direct relationships with guests and give them a reason to return.

The platform dependency problem

The Finger Lakes is a strong vacation rental market. It is also a competitive one, and platform fees have been rising while algorithm changes make visibility less predictable. Owners who rely entirely on Airbnb and VRBO for bookings are one algorithm update away from a difficult quarter.

The businesses that have built something more durable have done three things: optimized their platform presence so they win on the platforms while they use them, built a direct booking capability so they can earn reservations off-platform, and developed a guest email list so they can reach past guests directly when the calendar opens.

None of this requires eliminating the platforms. It requires treating them as one channel among several rather than the whole strategy.

What the work covers

Listing optimization

Platform ranking depends on five variables: listing title, lead photo, description framing, pricing signals, and review momentum. Most listings underperform on at least three of them. A well-optimized listing on Airbnb or VRBO ranks higher, converts more clicks to inquiries, and earns better reviews because guests arrive with accurate expectations.

Platform mix strategy

Airbnb, VRBO, and direct booking serve different audiences. Airbnb skews toward first-time visitors and shorter stays. VRBO tends to attract longer-stay family groups. Direct booking is where your repeat guests live. The right mix depends on your property, your guest profile, and your cost tolerance for platform fees. We map the right strategy and set it up.

Direct booking development

A direct booking capability does not need to be complicated. It needs a website that loads fast and describes the property well, a booking mechanism that works, and a reason for guests to use it (usually a modest incentive or better availability). Building this takes a few weeks and pays for itself within one or two off-platform bookings.

Guest email program

Repeat guests are the most profitable guests. They are also the most reliable — they know what they are getting, they tend to book earlier, and they leave better reviews. Capturing guest contact information (within the terms of the platforms) and maintaining a simple email relationship with past guests is the highest-ROI thing most rental owners can do to reduce calendar volatility.

Local partnerships

The Finger Lakes is a tight network. Relationships with local wineries, restaurants, guides, and tourism organizations drive referrals and create the kind of local authority that algorithms cannot easily replicate. We identify and pursue the partnerships worth building.
